These terms govern your use of this website and anything you buy through it. The site is operated by MF Project Solutions LLC, a Massachusetts limited liability company (“MFPS”, “we”, “us”).
What we do, and what we are not
MFPS is a research company. We compile what publicly available municipal, state and GIS records say about a property and write it in plain language.
MFPS is not an engineering firm. We are not registered to offer engineering services in Massachusetts and we do not offer them. Nothing we sell is an instrument of service, none of it is sealed by a Professional Engineer or Registered Architect, and no engineer-client or architect-client relationship is created by anything on this site or by anything we deliver.
Engineering, architectural, surveying and permitting work is contracted separately with Lebra Engineering & Design, LLC, a Massachusetts engineering firm, under its own proposal and its own terms. Marcelo Martins Ferreira owns MFPS and is a partner in Lebra. We state this plainly because you should know it.
What our reports are worth, and what they are not
Our reports describe what the rules say. They do not tell you what you may build on a specific parcel, and they are not a substitute for professional review.
Zoning bylaws, building codes and municipal interpretations change frequently and vary parcel by parcel. Your municipal building department and zoning enforcement officer are the sole authorities on any specific property. We take reasonable care and cite our sources with the date we checked them, but we do not warrant that the underlying public records are accurate, current or complete.
Do not rely on anything we deliver for design, construction, purchase or financing decisions without an independent professional review.
Buying from us
Prices are shown in US dollars and are for research work performed on request. Payment is taken through Square; we never see or store your card details. Our turnaround times are stated on the product page and are business days, not calendar days.
We may decline or refund any order — for example, if the property is outside Massachusetts, if the records needed are not publicly available, or if the request would require an engineering conclusion we are not permitted to give.
Amounts you pay for a research product are credited toward Lebra engineering work as described on the pricing page. Credits have no cash value, are not transferable, and expire twelve months after purchase.
Your responsibilities
You agree to give us accurate information, to use the site lawfully, and not to attempt to disrupt it. You may use our reports for your own project, including sharing them with your contractor, lender or agent, provided they travel complete and unaltered — the disclaimer is part of the document.
You may not resell our reports, strip our attribution, or present our research as your own or as an engineering opinion.
Limitation of liability
To the fullest extent permitted by Massachusetts law:
- Our total liability to you, for any and all claims arising out of or relating to this site or anything bought through it, will not exceed the amount you actually paid us in the twelve months before the claim arose — or $150 if you paid us nothing.
- We are not liable for indirect, incidental, consequential, special or punitive damages, or for lost profits, lost opportunity, delay costs, carrying costs, or the cost of a project that turned out to be infeasible.
- We are not liable for decisions a municipality makes, for a permit being denied, or for a bylaw being interpreted differently than the published text reads.
Nothing in these terms limits liability that cannot lawfully be limited. In particular, nothing here waives or limits any right you have under Massachusetts General Laws Chapter 93A, and nothing excludes liability for fraud or for death or personal injury caused by negligence.
Some of what we sell is inexpensive relative to the value of the decisions it informs. That asymmetry is the reason for this section, and it is reflected in the price.
Indemnity
You agree to indemnify MFPS against claims arising from your misuse of our reports, from your presenting them as something they are not, or from your breach of these terms.
Intellectual property
The site, its design, and the text of our reports belong to MFPS. The underlying public records do not belong to anyone, and we make no claim to them. You get a licence to use your report for your project; you do not get ownership of it.
Governing law
These terms are governed by the laws of the Commonwealth of Massachusetts, without regard to conflict-of-laws rules. Any dispute will be brought in the state or federal courts sitting in Massachusetts, and you and we each consent to that jurisdiction.
Changes
We may update these terms. The version in force is the one published here on the day you use the site or place an order. Material changes will be dated at the top of this page.
