This is the disclaimer that appears on every report we produce, on the results of the free check, and at checkout. It is reproduced here in full.

What this means in practice

We are not engineers, and we do not pretend to be. MF Project Solutions LLC is a research company. Massachusetts regulates both the practice of engineering and which business entities may offer engineering services, and MFPS is not registered to do so.

We describe the rules. We do not apply them to your parcel. Our free check tells you what state law allows for your type of project and what your town’s bylaw layers on top, with citations. Our paid report does the same for one address, in more depth. Neither one calculates your setbacks, your floor area ratio, or your buildable envelope, and neither one concludes that you can or cannot build something. Those are engineering conclusions.

When you need a conclusion, an engineer signs it. That work is contracted with Lebra Engineering & Design, LLC, a Massachusetts engineering firm, and is signed by a licensed Professional Engineer. The pricing page names which company provides each product, on every line.

The building department is the authority, not us. Bylaws are amended, and two building commissioners can read the same sentence differently. We cite the section and the date we checked it so you can verify anything we say. If our report and your building inspector disagree, your building inspector is right.

Who to ask instead

For a binding answer about a specific property, ask your municipal building department or zoning enforcement officer. For a professional opinion you can build on, engage a licensed engineer or registered architect — Lebra, or anyone else you prefer. We will tell you which you need, and we would rather say so early than take your money for the wrong thing.
